Not only will Bag End be earth-integrated (built underground,) it will have it's own independent heat and air conditioning system and its own septic system as well.

In addition, you'll be invited to the “Hobbits Only” unveiling party at Wizard Academy when Bag End is complete. We'll have food, music, and entertainment. We may even do a bit of teaching. Trust us, it will be the best $100 you ever gave. As a matter of fact, this would be an awesome gift to give a friend. Register yourself and a friend and then you can both come together. They win, you win, the academy wins, and Bag End comes into being. Wow. Of course you're going to do this. You love an adventure, right?

The Fellowship of the Ring.
In appreciation of your gift, you and a guest will be invited to dine alone with Roy and Pennie on the night of your choosing at the wondrous Trattoria Lisina near Wizard Academy, then you and your guest will retire to spend the night at Bag End, doing whatever pleases you best. During dinner, the Wizard will do his best to answer any questions you might have regarding whatever is on your mind. (Compare this to the $7,500 he routinely charges for private consultation and you'll see it's quite a value.)
In addition, you'll be invited to a second, private dinner with Roy and Pennie and the Builder of Bag End along with the other 8 members of the Fellowship of the Ring on the evening prior to the unveiling of Bag End to the other members of the Shire.
Finally, your name will appear on a bronze plaque in the courtyard of Bag End, along with the name of the Builder and the rest of The Fellowship of the Ring. Ten names in all. That plaque will be there forever. Do it. Be one of the 9.

In appreciation of your gift, the Wizard of Ads will allow you to choose 1 piece of magic from the following list of 3:
1. You can ask him to visit your business (anywhere in North America) and spend a day advising you and/or training your staff. Or,
2. You can ask him to come and speak at a conference anywhere in North America. Or,
3. You can ask him to teach a private, 3-day class for you and the guests of your choosing on the campus of Wizard Academy.
And of course you'll stay in Bag End during the unveiling party. That goes without saying. And you'll sit at the head of the table during the banquet with Roy and Pennie and the 9 members of The Fellowship of the Ring.
In addition, your name will be featured as The Builder of Bag End on a bronze plaque in the courtyard of the hobbit house, followed by the names of the nine members of The Fellowship of the Ring. Ten names in all. That plaque will be there forever.
Finally, Bag End will be yours each year during the Academy Reunion, the 3rd Saturday in October. (If for any reason you can't be there, we'll assign the room to 1 of the 9 members of The Fellowship of the Ring. In other words, it's not yours to reassign to a friend.)
